JAK Manhattan is a New York–based Owner’s Representation and technical consulting firm providing strategic oversight for commercial, residential, institutional, nonprofit, and public-sector projects. Acting as an extension of the owner, we guide projects from planning and design through construction and occupancy, helping clients make informed decisions, manage risk, and achieve successful outcomes.

Jeremy Squilla
Managing Partner

Jeremy is a seasoned project management and construction professional with extensive experience leading commercial, residential, retail, and nonprofit projects throughout the New York metropolitan area. Throughout his career, he has guided projects from initial planning through completion, coordinating owners, design teams, consultants, and contractors to ensure successful outcomes.
Known for his collaborative approach and attention to detail, Jeremy serves as a trusted advisor to clients, helping navigate complex project challenges while maintaining focus on budget, schedule, and quality. His hands-on leadership and commitment to clear communication allow clients to move forward with confidence at every stage of the process.

Ryan Rendall
Managing Partner

Ryan brings a diverse background in real estate development, project management, construction, and client advisory services, with experience overseeing projects across commercial, residential, retail, and nonprofit sectors. He specializes in aligning project objectives with execution strategies, helping clients navigate complex decisions while keeping projects on track from concept through completion.
Recognized for his proactive problem-solving and relationship-driven approach, Ryan works closely with owners, architects, consultants, and contractors to ensure seamless coordination throughout every phase of a project. His ability to balance big-picture goals with day-to-day project demands helps clients achieve successful outcomes with confidence.
As a co-founder of JAK Manhattan, Ryan is committed to providing thoughtful leadership, clear communication, and trusted representation that allows clients to focus on their vision while JAK manages the details.

What does your typical project process look like?

Every engagement begins with a Partner Alignment Meeting, where JAK Manhattan’s leadership team reviews the project at a strategic level to understand the client’s objectives, challenges, priorities, and desired outcomes. We then identify key risks, opportunities, and potential blind spots before establishing a tailored execution strategy that aligns the project team around clear goals, budget expectations, and schedule milestones. Throughout the project, we remain actively involved, providing leadership, accountability, and proactive problem solving to keep the project on track and positioned for success.
How do you structure your fees?

There is no one size fits all approach to project management, and we believe fee structures should be no different. JAK Manhattan offers a range of engagement models, including lump sum, monthly retainer, hourly, and capped hourly arrangements. Our team works with each client to develop a fee structure that best aligns with the project's scope, complexity, and level of oversight required, ensuring transparency, predictability, and value throughout the engagement.
What size projects do you typically manage?

JAK Manhattan manages projects across the full spectrum of size, complexity, and asset class, from targeted capital improvements and renovations to large scale developments and multi phased programs. While we have the experience and resources to support highly complex projects, we are intentional about the engagements we undertake. Our focus is on partnering with clients where we can provide meaningful value, maintain our hands on approach, and deliver outcomes that reflect the standards and reputation of the JAK Manhattan brand.
